Space Guide, Plans & House Rules
Everything you need to work here well — hours, plans and prices, how to book a room, what happens to your post, and the handful of rules that keep a shared floor pleasant. There is nothing to fill in or send back; keep it open on your first week and dip into it after that.
- Staffed reception: Monday to Friday, 08:30 to 18:00.
- Day-pass and hot-desk members may use the space during staffed hours only.
- Dedicated-desk and private-office members with 24/7 access may enter at any hour, including weekends and public holidays.
- Outside staffed hours the building runs on card access alone — reception, mail handling and printing support are unavailable.
- Never prop open a door or let someone in behind you, even if you recognise them. Everyone taps their own card.
- Cleaning runs each weekday evening. Clear anything you do not want moved from desks and meeting rooms before you leave.
Membership Plans & Pricing
All prices are per month unless stated otherwise and exclude tax. Plans are billed on the first of the month and run month to month unless a fixed term is agreed.

- Credits reset on the first of each month and do not roll over.
- Book through the member app or at reception. Rooms are held for ten minutes past the start time, then released.
- Cancel at least two hours ahead and your credits are returned. Later than that, the booking is charged in full.
- Leave the room as you found it: whiteboard wiped, cups returned, chairs straightened.
Printing, Lockers & Extras
- Black-and-white printing: 100 pages included each month, then 0.10 per page.
- Colour printing: 0.50 per page. Large-format and binding are quoted on request.
- Personal locker: 20 per month. Day lockers are free but cleared each evening.
- Replacement access card: 25. Report a lost card immediately so it can be deactivated.
- Parking bay: 120 per month, subject to availability, one vehicle registration per bay.
- Extras are added to the following month’s invoice — nothing is charged at the point of use.
- Register your guest in the member app before they arrive, or let reception know the name and expected time.
- Meet them at reception. Guests are never issued a card and may not move around the floor unaccompanied.
- Short visits — a coffee, a signature, a delivery — are free. Anyone working here for the day needs a day pass.
- You remain responsible for your guest’s conduct and for anything they damage while on site.
- Sign them out when they leave so the evacuation list stays accurate.
- Member network: connect to the member SSID and sign in with the credentials emailed on your first day. Do not share them outside your team.
- Guest network: an open SSID with a daily code available at reception. Use it for visitors, not for your own work.
- Wired ports are available in private offices and the board room on request.
- Access cards are personal. Tap once firmly on the reader; a green light means the door is released for five seconds.
- Cards stop working the day a membership ends or a team member leaves. Return every card when you move out — unreturned cards are charged at 25 each.
- Do not run your own router, access point or network hardware on the floor; it interferes with the building network.
- Post is sorted once each weekday morning and placed in your mailbox or held at reception.
- We can only accept mail addressed to a name registered on your account — tell us before a new company name starts receiving post.
- Parcels are signed for during staffed hours and held for fourteen days, then returned to sender.
- We cannot accept perishables, oversized pallets, or anything requiring refrigeration or a customs signature.
- Scan-and-forward and onward postage are available for virtual-office members at cost plus handling.
Kitchen, Booths & Call Etiquette
- Take calls in a phone booth or a meeting room, not at your desk. Video calls on speaker are never acceptable on the open floor.
- The quiet zone is for heads-down work — no conversation, no calls, phones on silent.
- Coffee, tea and filtered water are complimentary. Wash your cup or load it into the dishwasher; nothing is left in the sink.
- Label anything you leave in the fridge. It is emptied every Friday evening, no exceptions.
- Please avoid strongly aromatic food at the desks — eat in the kitchen or the lounge instead.
- Hot desks are cleared each evening. Take your belongings with you or use a locker.
- Music through headphones only. Recycling and waste are separated at the stations by the kitchen.
- Send the community team your date, expected headcount and rough format at least three weeks ahead.
- We confirm availability and send a quote covering the space, furniture layout, AV and any staffing.
- A signed booking form and a deposit hold the date. Catering may be ordered through us or brought in.
- Send the guest list forty-eight hours before so reception can check people in quickly.
- Events finish by 21:00 on weekdays. The space must be cleared the same evening; anything left is charged as an extra clean.
- Fire exits are marked at both ends of every floor. Find the two nearest to your desk in your first week.
- On the alarm, leave immediately by the nearest exit and gather at the assembly point in front of the building. Do not use the lifts.
- A fire drill runs twice a year and is announced in advance.
- First-aid kits and a defibrillator are at reception. Trained first-aiders are listed on the kitchen noticeboard.
- Common areas are covered by CCTV for security purposes. Footage is retained for thirty days and released only to authorities on request.
- The space is not insured for your equipment. Keep laptops with you and arrange your own contents cover.
- Report anything that feels wrong — a stranger without a badge, a propped door, a faulty socket — to the community team straight away.
Community team — day-to-day questions, bookings, guests, introductions to other members. Reception desk or the member app.
Facilities — anything broken, too hot, too cold or too loud. Raise a maintenance request and we will respond the same working day.
Accounts — invoices, payment methods, purchase orders and credit queries.
Out of hours — the building security number is posted at every lift lobby and on the back of your access card holder.
This guide describes how the space runs day to day. Where it differs from your signed membership agreement, the agreement takes precedence. We update it from time to time and will tell you when something material changes.
