Get started with PocperThis agreement grants a member ("Member") a license to occupy a private office within the coworking space operated by the operator ("Operator"). It is a license to use the space, not a lease, and becomes effective only when BOTH parties have signed below. The Operator completes the office designation, fee schedule, and house rules, then shares this document with the Member for review and countersignature — either in-app, or by printing, signing, and uploading a scanned copy.

The Operator grants the Member non-exclusive use of the shared facilities and exclusive use of the private office described below for the term of this agreement:

The Operator may relocate the Member to a comparable office on reasonable notice where required for building operations, and will not do so more than necessary.

The security deposit is held against unpaid fees and damage beyond fair wear and tear, and is returned within 30 days after the Member vacates and settles their account. Invoices are issued at the start of each billing cycle and are due within 14 days of receipt.

The Member will use the space for lawful business purposes only, keep noise and guest numbers reasonable, respect shared areas and other members, and follow the Operator posted house rules and safety procedures. The Member is responsible for the conduct of their team and guests. The Operator may add reasonable house-rule details below.

I have read and agree to the house rules and use terms in this section.
The Member is responsible for their own equipment and belongings, and the Operator is not liable for loss of or damage to the Member property except to the extent caused by the Operator negligence. The Member is responsible for damage they, their team, or their guests cause to the office or shared facilities beyond fair wear and tear. The Member is encouraged to carry their own business and contents insurance.

After the initial term, this agreement renews automatically for successive periods of the same length unless either party gives written notice of non-renewal at least 30 days before the current period ends. Either party may terminate for material breach that remains uncured 14 days after written notice. On termination, the Member pays all fees due through the effective date, removes their belongings, and returns all keys and access cards; the Operator returns the security deposit after settling the account.
