Get started with PocperThis agreement sets out the terms under which the real estate brokerage ("Broker") will represent the buyer or renter ("Client") in the search for and acquisition of a property. It becomes effective only when BOTH parties have signed below. The Broker completes the brokerage details and fee schedule, signs first, then shares this document with the Client for review and countersignature — either in-app, or by printing, signing, and uploading a scanned copy.

The Broker acts in the Client's best interest, keeps the Client informed of suitable listings, and arranges viewings, offers, and negotiations. The Client agrees to work exclusively with the Broker during the term for the property search described above.

Where the seller or listing brokerage offers to pay all or part of the buyer commission, that amount is credited against the commission owed by the Client. Any shortfall is payable by the Client at closing. All fees are exclusive of applicable taxes unless stated otherwise.

The Client agrees to view properties only through the Broker during the term, to promptly disclose any properties they have already seen or contacted, to provide accurate financial information needed to make offers, and to negotiate and transact exclusively through the Broker for properties introduced under this agreement.

I understand my responsibilities and agree to work exclusively with the Broker during the term.
The Broker will disclose its agency relationship to all parties. If a property of interest is also listed by the Broker, a dual-agency situation may arise. In that case the Broker will provide separate written notice and obtain the Client's informed consent before continuing to act for both sides. The Client may decline dual agency and continue the search for other properties.
I understand how agency and potential dual agency will be disclosed and handled.
The Broker will keep the Client's financial and personal information confidential and use it only to carry out this representation, except where disclosure is required to make an offer or by law. The Client consents to the Broker holding and processing their information for these purposes.

Either party may terminate this agreement with written notice as set out in Section 3. If the Client acquires a property introduced by the Broker within the protection period after termination, the buyer commission remains payable. After the initial term, this agreement may renew by written mutual agreement.
